Spains best kept secret if you like sophisticated lifestyle in unspoilt surroundings

Spains best kept secret



I wanted to write something brief which sums up this beautiful location in Southern Spain.



Sotogrande is located on the western edge of the "Costa del Sol" just outside the province of Malaga. The Sotogrande estate is approximately 40 minutes drive west of Marbella and 20 minutes from Estepona.



Also in close proximity is Gibraltar and many Sotogrande residents work on Gibraltar or live in Gibraltar and have holiday homes in Sotogrande. My wife likes to pop over there simply for the occasional British shop, its a comfort thing.



Often when the TV flashes up the luxury lifestyle  in Spain the eating drinking dancing are normally images of Marbella. However many of the images that are used of Marbella are infact Sotogrande. Its annoying to a Sotogrande estate agents when the press show stunning scenery shots are shown alongside party people enjoying life in the sun and state its Marbella. All the Polo, Our port scenes, beach scenes, mountains forests are not Marbella. Sotogrande is very unspoilt with no high rise development and no traffic congestion.

Marbella has become over developed crowded and congested and often traffic grinds to a standstill.



All too often those beautiful scenes are photo shots of Sotogrande. The word Sotogrande means "a large wooded area" and that is exactly what it was. A vast valley chosen for its natural beauty and wonderful scenery. The gated community is possibly the largest private upmarket estate in Europe.



Sotogrande is roughly 4 kms wide x 8kms deep and is surrounded by a mountains, native forest and sandy beach's and there is even a large river running through the heart of the estate. Sotogrande has its own Port, an upmarket marina, 7 golf courses within 5 minutes of each other 4 of which are in the top 10 for Spain. There are two tennis centres, 2 International Equestrian centres and two beautiful beach clubs and a great international Polo scene with 10 local polo clubs in close vicinity.

Security is good and  Securitas control entry gates and cctv in and out of the walled estate with regular patrols and are on call 24/7 if needed or worried



Sotogrande is not a mass tourism destination and whilst tourists do come to Sotogrande the main residents are the full time dwellers and the second home visitors with many of the latter often choosing to live here more often than not. For me Sotogrande is wonderful because there is a good community its a place where new faces are readily accepted. Join a few clubs get the kids involved in a few activities and in no time your social life will rocket. The International school is at the heart of Sotogrande as without a good school this place would become a faceless holiday destination. The schools reputation has often been the decider for any parents who maybe concerned at any move that may affect there children's education. With nearly 700 children at the school that's a lot of families all involved in community the life .



A quick drive around Sotogrande is no way to find out what this location has to offer, its so spread out that its impossible to take it in on a single day trip. People who do a day trip may comment that the area is very quiet and maybe too quiet for them. I would respond by explaining that in Sotogrande its not always the most obvious locations where people gather and meet. There is a lot going on here socially and the people who live here are very open and welcoming the key is to make a couple of friends whether its from chatting to other parents while waiting on your childrens activities or your own involvement in golf tennis boating fishing etc and from there you quickly will start to know and understand Sotogrande.



When searching online for Sotogrande via web portals please note that we are on the western fringe of the Costa del Sol infact we are 1km outside the boundary. So property websites such as rightmove overseas, zoopla abroad do not include Sotogrande in a search of Costa del Sol. Its annoying for an estate agent as mentally we are considered part of the Costa del Sol lifestyle yet factually we fall just outside the boundary being in Cadiz province and technically Costa del Luz.

The Sotogrande urbanization of La Loma affordable & so much to offer

La Loma de Sotogrande
This urbanization is located inside the Sotogrande estate. It is very central being part of Sotogrande Costa and minutes from the beach. Sotogrande itself is one of Europes largest upmarket private estates a haven where well heeled Spanish rub shoulders in a very friendly community of wealthy European expats. The main reason for the success of this community is that there is a very popular school at the heart of it for children from 3 to 18 yrs of age. Hence many families live here full time enjoying the many upmarket facilities and sports and surrounded by stunning Andalucian Countryside. Sotogrande does not have the congestion and over building that one see's in Marbella 40 minutes east of us.
La Loma is well known to all of us who have children that have grown up here. It is one of the children's first steps towards gaining a little bit of independence & some short lived stress for parents. It was only a few years ago we as parent buckled under the daily requests 'dad dad can i go to La Loma today' the reply in the early stages was often a NO! but guess what as you would expect our child was the only one not allowed to go (that old chestnut). Anyway we started to relent and were often dropping off then collecting again after couple hours. We soon realised it was a lovely bunch of kids meeting up there to mess about in the acres of parkland that surrounds La Lomna. The kids also had a good number of friends who lived there so as well as the park our kids meet up to swim and play tennis. Much healthier past times than hanging around the local village shops which is the next stage of growing up in Sotogrande.

I would add that the park area is large enough that the groups of children are often tucked away and no bother to local residents and for those with children living there it may save you a lot in fuel as we did many a mile dropping off and collecting over a 2 year stretch of children hanging out in the recreation fields.
La Loma itself comprises of several streets of town houses mainly 3 or 4 bedroom although some have joined two houses together. Front gardens are open plan with enclosed rear gardens. Some properties have converted their garages to form added living space. They vary in finishes and I have seen some very dated houses clearly in need of reformation refurbishment whilst others have completely refurbished to a high standard. The properties provide good affordable homes in Sotogrande and whilst many are holiday homes there are a good percentage of permanant residents.
The community is well established and as a result it is properly looked after. At the time of writing this I understand that the tennis Courts are about to be upgraded and the gardens are to be given a wc facility on site.

For location it is very central La Loma is about 2 minutes from Paseo del Parque, a 7 minute cycle ride to the beach by Trocadero Beach club, a 5 minute drive to Sotogrande Marina and port. The Shops supermarkets at Pueblo Nuevo village a few minutes drive. A naughty Landlord in Sotogrande. Renters be careful

Looking for a rental villa in Sotogrande Interestingly I have now come across two people who have rented off the same Spanish Landlord in Sotogrande who has played the same awful game twice now.Whilst for obvious reasons I cannot give you exact information I know there are lessons to be learnt from this story.
The trick he plays is to initially demand a large deposit. In the first instance 4 months deposit was paid over. The owner hides the problems of the property which is riddled with damp. The tenants move in realizes the walls are ringing wet and they soon turn moldy. This Landlord rarely deals with anything in writing very friendly and prefers verbal arrangements. Within 8 months the tenants hit winter weather and the problems of damp get worst. Various remedies are tried and then the walls cleaned and repainted within 2 months mold is back in the bedrooms. Tenants complain as they do not want to renew tenancy. The Landlord offers a rent reduction for the inconvenience which the tenant unwittingly accepts whilst continuing to complain beyond the expiry date of the fixed term.
The tenant being nice people say they cannot stay any longer and give 3 months notice feeling that a long notice would be generous of them. However the Landlord then demands tenant to leave within 3 weeks telling them he will get major money for summer lets. Tenants being nice people move heaven and earth to be out within the three weeks. They wash down moldy walls they clean the house top to bottom polishing floors and even a fresh coat of pain to many rooms. They video the house as they close the door behind them to go to their next home.
Three months later the Landlord finally announces he will not return the 16k deposit as they left the place in a mess and creates a fictitious list of damages and cleaning. He also tells them that he agreed with them a new 12 month term as from the date the rent was reduced and they must now pay him 18.000,00 euros to the end of the contract this is in addition to keeping the deposit.He denies asking them to leave immediately.
The tenant soon receives a denuncio {court order} to pay a further 18.000,00 in rent. The tenant cannot believe it and spends 10.000,00 euros to defend and counter claim in the San Roque Court. The first shock for the tenant is that they were told in Court photo or video evidence is not accepted by the Court unless a notary was present when film was taken. Second shock for tenant was that he finds out that by accepting a reduced rent to stay on the Court decided a new fixed term had been negotiated. You will recall the Landlord had verbally told him he could stay on a month to month basis during which time the builders would be curing the damp.
The tenant made the mistake of not confirming everything in writing and insisting the owner responded to written requests or arrangements. The awful thing is that I have found out that the same Landlord has played virtually the same game with the next tenants. Rental apartments are readily available and the standards vary. Price is not always a mark of quality as there are many owners who may have not been here for a number of years and are not aware of price fluctuations in rental values. A very nice basic 2 bedroom waterfront apartment can be rented for an average of 850.00 euros per month and whilst some may have rented for lower its usually a case of very fortunate timing and who you know. If your looking to pay 500.00 to 600.00 euros a month then you will probably need to search for an apartment in one of the surrounding villages close to Sotogrande such as Torreguadiaro, Pueblo Nuevo or San Martin. For around 900.00 to 1000.00 euros a month you will find yourself a very nice 3 bedroom waterfront apartment and these depending on apartment specifications can be up-to 1500.00 euros per month for say a 145m2 on the Sotogrande marina. If its high specification luxury apartments you are seeking then the most popular choices are the Valgrande gated community, the Polo Gardens development or the Ribera del Rio apartments. These tend to have higher specifications than most developments in the area and are little more spacious. In the last year we have rented several 3 bedroom 3 bathroom Valgrande flat in the region of 1800.00 euros per month. The Valgrande development enjoys 3 outdoor swimming pools, 1 indoor heated Pool, a Spa area as well as Gymnasium, steam room & sauna and my blog link describes the community facilities in more detail. For those who enjoy the Polo then Polo Gardens apartments have good specifications and there are some very beautifully presented apartments in the development with good views of the Santa Maria Polo pitch this picture shows the location
. The flats are also very central and not far from the Port and beach. The rents for the large luxury apartments range from 1600 for a 3 bedroom to 2500.00 euros per month for a 4 bedroom 4 bathroom with own plunge pool. Following round the marina towards the Octogano tennis club Ribera del Rio fronts the River. Of the two blocks the one with South aspects has the larger higher specification apartments from 3 bedroom ground floors with plunge Pools and 3 bedroom triplex penthouses with magnificent partly covered balconies. In Ribera del Rio rents for the luxury end of the development can be around 1800 per month for a 3 bedroom ground floor or over 2500.oo per month for a triplex penthouse.
Maybe you have children who will attend the Sotogrande International School and would like to live in a spacious flat near the school. There are not many as Sotogrande Alto is mainly Villas with some town houses. Literally on level walk to the school you will find Los Gazules a gated development with a community swimming pools overlooking Almenara golf and Almenara lake. In Los Gazules a 2 bedroom can rent from 800 per month, 3 bedrooms 950 per month and 4 bedroom duplex penthouse about 1500 per month. Property buying Spain Agents desperate to sell

Estate Agents in Spain desperate to sell Are you looking to buy a property in Spain then lets start with assessing the agent you will be using. The best way to check out and qualify an agent is to search on a property portal as opposed to an agent direct website. So lets say you Search for a villa in Sotogrande up to 1 million euros in zoopla overseas the same property may come up with several agents in the area. So now choose a property that interests you and then ask the same questions to each of the agents listed. Make sure they are questions that will lead the agent to qualify the property being offered.
1. I like this property is the value realistic
2. What is your opinion on the location
3. Can you comment on the finish and quality of construction
4. How long has it been on the market
5. You seem to have 10 times more property than anyone else are they all on the market
So now you are looking for well constructed sensible replies that an experienced agent will respond or pursue on your behalf. You maybe surprised at some of the variety of responses to the same questions and will be able to work out which agents are the blaggers and which offer a proper honest service. Why not ask the agent questions outside the property field. For a family you may ask if they have children at the school or maybe you are keen to get involved in sport so ask whether they are keen golfers. An agent that knows more about the interests you are pursuing could be useful toward guiding you toward your own goals for living in the area. Also be warned there are a number of local agents in Sotogrande that simply leave every property they have ever listed on their website. It makes them look bigger than they are. We had one client recently that asked to see 12 properties with a local agent all listed on the website of those 12 the client only managed to see two and both of those were out of date on prices. Another owner had sold a villa 7 years ago and spotted it still for sale
So often when people arrive in Spain they end up going home confused. The typical scenario is that prospective buyer arrange to meet several agents all desperate to make a sale all keen to take up as much of your time as possible. The normal trick for the first agent {call him/her agent A} is to keep you occupied for as long as possible to the point that you are fed up with looking at property beyond the many they have shown you, the same agent will do their best to find out what other property you have agreed to look at with other agents on the grounds that they are your best friend in Spain and will give you good honest advice as others are not to be trusted.
Often prospective buyers will have print outs of property from all the agents they have communicated with prior to flying out to Spain. Agent A will have a keen eye to see what others you are looking at. So do not be surprised that towards the end of the day agent "A" suddenly announces there are several others that you must see before ending the day and that those others just happen to be amongst the sheef of papers you have been shuffling round on your lap through out the day. What a coincidence
So by the end of the day you are exhausted after been shown only a couple of the properties you initially were interested in and loads that were never of interest in the first place. Of course you are told that showing a wider variety is all part of Agent "A" assessing your needs. The next day you meet up with the second agent only to find you are arriving at property you have already been shown. What a waste of every ones time.
My suggestion is that if you take the time to qualify the agent and build up a raport prior to flying out to Spain then ask that agent to become your finding agent .
In effect you have found an agent you like and checked out the property on the books and if those are not suitable the same agent can take you to see other property on offer with other agents. A good agent will have good links with reputable other local agents and know which are the unscrupulous agents to be avoided at all costs. Sotogrande has a good few estate agents to choose from and I am aware of a number of out and out blaggers, a few fruit cakes and some very good straight forward agencies.

Upmarket Spain - myth of the buyers market

I was Recently asked by a client to find a beachfront apartment in Marbellas golden mile

The criteria was a 3 bedroom apartment with good seaview upto 1.6 million close to Marbella centre. The client wanted to know he was getting a bargain buying in Spain
After contacting my network of 8 local agents in the immediate area and receiving 100 property details it soon became obvious that none of the agents had any real deals. Most property sent did not match criteria, very few were near the sea. The ones that were with sea view were tired and needed considerable sums spent on them to achieve the standard of luxury this client required and would take his budget well over 1.7 million

As with many clients they beleive the press that there are a mountain of repossessions in Spain ready to be snapped up, there for the taking.

For those that bought in the golden mile the majority were probably looking for the best location and buying without mortgage. At this level they are not under pressure to sell. Even if the recession has had some affect on their lifestyle at this level people often juggle their finances without having to panic sell.

Spain does have give away property for sale but much of them are found in out of the way back hill destinations or overlooking the motorways or where the architect must have studied a degree course for social housing in 1970´s Peckham. There are masses of repossessions or cheap property available in the bottom of the market.

The picture certainly changes when you approach Marbella, Puerto Banus and the luxury enclave of Sotogrande. In Sotogrande there is a shortage of property for sale as many villas after 3 years on the sales market are now rented or simply withdrawn due to owners seeing offers well below the price they wanted.

Whilst there is the odd bargain in the luxury market they are for those who live local and get the whisper early through their local networks. If you simply phone an agent monthly and hint that you may be able to fly in if its interesting enough normally means you will miss out.

There are possibly 20 prospective buyers here in Sotogrande who say they want to buy a villa all making statements along the lines that they will buy something that was 4 million for around 2 million. Many of these claimed buyers have been in rented accommodation for over 2 years still waiting for the one bargain that never seems to arrive or if it does it isnt quite the outlook or design they want.

For many of these people agents smile and continue to forward property but I suspect many of them will remain in rented for some time to come.

Its the same old story if you are very specific with your requirements then in the upmarket areas more often than not you will need to pay or go without.

With the uncertainty people who want to live here have put plans on hold but most people will run out of patience as another cold UK winter looms and then they will return to find "a place in the Sun"

2 hours preparing & often amending several times the sale in hand details

several hours negotiations
several more hours chasing lawyers, surveyors, quotations

loose deal due to arguments over costings

few more hours retreaving deal between both sides

Finally a completion

Multiply this by 160 properties on your list and keep in mind that you may only sell 40 to 50 of them

Howm much work does an estate agent provide free of charge and how much do we actually get paid for. The get paid for part is a small percentage

Calculate the cost of this amount of time spent for a plumber electrician lawyer

Occasionally a property comes on the market and sells quickly, vendors often believe its down to the property. Often its more down to an agents costs in getting noticed by prospective buyers. The more hot buyers they have is often down to the more advertising and promotion that they do.

A buyer walks into an agents office or comes to find an agent because of the costs the agent has spent in attracting that buyer

Estate Agents do provide a good service for the charges they make. In UK commission is lower but there you expect to sell 4 or 5 times more property than in Spain.

Any Bargain property in Sotogrande spain´s luxury estate & sporting playground

Sotogrande property Tailor Made estate agents are finding the market very slow in Sotogrande. People coming to Spain with unrealistic expectations of what their money will buy. Yes there are a lot of bargains to be had but often the bargains are for property no one would want in the boom times never mind the crisis we face now.

Truth is that Sotogrande like many millionaire play grounds has been affected, but the average owner is not feeling the pressure to drop. Wealthy people even if feeling the pinch can juggle their finances and set bottom lines which are not consistant with say property prices drops in maybe a 3rd rate area. Sotogrande has seen price drops of around 25% to 35% not enough really for the cautious buyer. So people wait hoping that in another 6 to 12 months they will feel the pinch enough to drop further. Maybe some will drop a bit more but it will never be on mass. So the chances of those coming here for a week hoping to get a bargain of a life time are diminished. The real bargains drops of 45% & 50% of prices 2 years ago are few and far between and go quickly to people on the ground with a reservation fee in their hand.

This week I had a vendor call me saying he was happy to drop 100,000 off his 400,000 price tag. The fact is that in this particular development 99% of the buyers were British. Three years ago they would have sent 300,000 to spain to pay 400,000. Now they will still have to send a little over 300,000 to buy. So where is the bargain to the British buyer. It simply is not there and here lies the difficulty in selling to the British.
